Important update: Welsh letting fees and Right to Rent
The original listing included a £150 non-refundable charge for referencing, paperwork and check-in. That is an expired 2016 promotion and is not a fee Rooms in Cardiff is advertising or seeking from applicants today. Wales generally prohibits tenant referencing, administration and check-in charges under the Renting Homes (Fees, Discrimination etc.) (Wales) Act 2019. Where a holding deposit is lawfully requested, separate statutory restrictions apply.
The original article also referred to Right to Rent checks. The UK Government confirms that the Right to Rent scheme applies to England, not Wales. The usual legal framework for residential letting in Wales is an occupation contract under the Renting Homes (Wales) Act 2016.
