Could your Cardiff HMO deliver a more predictable monthly income, without you managing every room void and day-to-day issue? Rooms in Cardiff assesses suitable houses in multiple occupation (HMOs) and multi-let properties for a potential HMO rent guarantee in Cardiff and South Wales. We review your property, its current rental performance and the responsibilities that would apply before discussing a written proposal.
A rent guarantee arrangement may appeal to landlords who value income certainty and a clearer management structure. It is not the same as simply promising to let every bedroom. The rental amount, duration, payment terms and allocation of costs must all be agreed for the individual property. What is an HMO rent guarantee?
An HMO rent guarantee is a property-specific commercial arrangement under which the landlord and an operator agree how rental payments and property responsibilities will work. Depending on the structure, it may involve a lease or another written contractual arrangement. The operator may manage room occupancy and related day-to-day activities, while the landlord receives the payment specified in the agreement.
Rent guarantee is different from rent guarantee insurance. An insurance policy ordinarily responds to defined insured events and exclusions; a commercial rent guarantee depends on the obligations of the parties to the agreement. We will explain the proposed structure before you commit, and no guaranteed rental payment or lease term is offered until a property has been approved and the terms agreed in writing.
Why do Cardiff HMO landlords consider guaranteed rent?
- Greater income predictability: an agreed payment schedule can make rental budgeting easier, subject to the contract.
- Reduced exposure to individual room voids: where the agreement expressly covers vacant rooms, the landlord need not rely on every bedroom being occupied each month.
- Less day-to-day involvement: the operator can take on the specific letting and management activities allocated to it in the agreement.
- Clearer responsibilities: payment terms, repairs, bills, permitted occupation and management tasks can be defined before the arrangement starts.
- A different risk-and-return profile: some landlords prefer the certainty of an agreed payment to retaining all gross room rent and meeting all operating costs themselves.
A rent guarantee is not automatically the highest-income option. Compare the proposed payment with your net income after typical voids, utilities, repairs, management and other operating costs. Use our free Cardiff HMO Profit Calculator to estimate your current cash-flow position first.
Which HMO properties might qualify?
We assess established HMOs and appropriate multi-let properties across Cardiff and parts of South Wales, including enquiries from Barry and the Vale of Glamorgan. Suitability depends on the actual property rather than the number of rooms alone.
- Location, transport links, local demand and the property’s current rental position.
- Number of lettable bedrooms, layout, shared facilities, condition and any remedial work required.
- Relevant planning use, HMO licensing, Rent Smart Wales obligations and property safety requirements.
- Existing occupation contracts, current occupants and any proposed change in management or use.
- Realistic room rents, bills, council tax where relevant, insurance and ongoing maintenance costs.
- The landlord’s preferred term and the commercial responsibilities each party is prepared to accept.
Our letting experience includes professionals, students and suitable contract holders whose rent is funded wholly or partly through Housing Benefit or Universal Credit. Applicant assessment and occupation arrangements must be lawful and appropriate for the property; no single occupant group is assumed to suit every HMO.
How our HMO rent guarantee assessment works
1. Tell us about the property
Complete the enquiry form with your postcode, room numbers, current or expected rent, occupancy and licensing position. If you already have a proposed agreement or property particulars, mention that in your enquiry.
2. Review the property and its running costs
We examine the current room-income position and the operational commitments associated with the property. We may request further information about condition, compliance, utilities, repair history and existing contracts.
3. Compare realistic options
Where the property is potentially suitable, we discuss whether a rent guarantee model, specialist Cardiff HMO management or room-by-room HMO lettings support best matches your objectives. There is no obligation to proceed with an unsuitable arrangement.
4. Clarify proposed terms in writing
Any proposal should state the payment amount and frequency, contract term, permitted use, repairs, damage, insurance, utility responsibilities, void treatment, termination provisions and hand-back condition. You should review any legal or tax implications with appropriately qualified advisers where required.
What does a guaranteed-rent agreement cover — and what should you check?
The word guarantee does not replace the written agreement. Before signing, landlords should understand exactly who bears each risk. Key matters include:
- Vacant rooms: is the agreed landlord payment maintained during individual room voids, and are there exceptions?
- Repairs and maintenance: which party pays for routine repairs, major structural works and statutory compliance?
- Utilities and council tax: who pays gas, electricity, water, broadband and council tax where applicable?
- Property damage and hand-back: how are damage, fair wear and tear, inspections and condition at the end handled?
- Insurance, permissions and finance: what consents are needed from insurers, mortgage lenders or freeholders?
- Payment security and exit: what happens if either party breaches the agreement or wishes to end it early?
Terms such as full repairing and insuring (FRI) responsibilities may be discussed for some property arrangements, but they are not standard promises and should never be assumed without a written agreement.
HMO rent guarantee or traditional HMO management?
HMO rent guarantee
Potentially suitable where your priority is an agreed income arrangement and reduced involvement in the activities transferred under the contract. The precise payment, residual owner responsibilities and risks depend on the proposal.
Fully managed HMO
Potentially suitable where you want to retain the actual rental income from individual rooms while instructing a specialist agent to handle defined lettings, rent administration, maintenance coordination and occupancy tasks. The landlord ordinarily retains exposure to room voids and operating performance.
Lettings and occupancy support
Potentially suitable if you mainly need help advertising rooms, arranging viewings and onboarding contract holders, while continuing to manage the property yourself or through an existing agent.

Frequently asked questions about HMO rent guarantee
Will my rent still be paid when an HMO room is empty?
Only to the extent that your written agreement requires the payment to continue during room voids. Ask for the vacancy, suspension and exception provisions to be explained before signing.
Will guaranteed rent equal the total rent from all bedrooms?
Not necessarily. The offered amount may account for void risk, management, operating costs and the responsibilities taken on by the operator. Compare the proposed figure with the property’s realistic net return, not only its headline gross rent.
How long can an HMO rent guarantee agreement last?
The term is negotiated for each suitable property. We do not promise a particular lease length or fixed payment before reviewing the property’s condition, compliance position and commercial viability.
Who pays for maintenance, bills and council tax?
That depends on the agreement. Routine repairs, major works, utilities, insurance, council tax and damage should each be allocated expressly, rather than inferred from the words “rent guarantee”.
Can I apply if my HMO already has occupants?
Yes, you can enquire. We would need to review any existing occupation contracts and the lawful way an arrangement could operate with occupants in place. Acceptance is not automatic.
Is this available outside Cardiff?
We consider suitable enquiries from Cardiff and parts of South Wales, including Barry and the Vale of Glamorgan. Availability depends on the location, property and operating model.
