Historical archive — originally published September 2012; reviewed October 2026. This article records discussion of “accidental landlords” during the property market conditions of 2012. It does not describe today’s letting market, current offers or up-to-date legal duties.
What the 2012 article discussed
At the time, the article referenced research concerning owners who had become landlords because selling a property was difficult. It promoted a rent guarantee model with claims about no setup fees, no management fees and no void periods. Those were historical promotional terms, not a standing offer, and the original external promotion website, email address and telephone number should not be used for current enquiries.
Considering the options for a property today
A Cardiff landlord deciding whether to let or appoint an operator should compare realistic net rent with management costs, room voids, maintenance, legal obligations and the responsibilities of any proposed arrangement. For suitable HMOs, current HMO rent guarantee options can be discussed after a property assessment and written proposal. For conventional agent services, see Cardiff HMO management, or start with the HMO Profit Calculator.
